CAMBRIDGE FARMS Lilburn, Gwinnett County, Georgia 30047 Cambridge Farms is an intimate community of 35 stately all brick homes with side entry garages.  The community features wide, low traffic cul-de-sac streets.  Located in the popular school cluster of Parkview High School, Trickum Middle School, and Camp Creek Elementary School.  The first homes in Cambridge Farms were completed in the mid-1980's, with some additional homes added in the late 1990's. Sale prices for the last two years range from the high $200,000's to the low $300,000's.  The average lot size is 3/8 acre to 5/8 acre.  In 2005 Gwinnett County property taxes range $2,600-$3,900.  Neighborhood amenities include landscaped entrance with brick entry monument.  There is an active Homeowner's Association with optional membership. There are underground utilities and street lights. According to the 2005 HOA president, "We have a great deal of participation for a community of only 35 homes.  We have 100% participation in the annual dues of $90 that fund the upkeep of our front entrance.  That is saying a lot as these dues are not mandatory.  We have two front entrance work days a year.    We have a Holiday Progressive Dinner, a few ice cream socials, some dinner outings, etc.  Homeowner's meetings are every-other-month and rotate homes.  These meetings are both social and business.  A newsletter goes out about 6 times a year, and I also keep the home owners updated via email.  We support each other with meals when someone has a new baby, etc."  Cambridge Farms is convenient to Camp Creek Elementary School, Trickum Middle School, and Parkview H.S.  It is minutes away from the new Mountain Park Aquatic Center, Mountain Park Park and Library, and Stone Mountain Park.  The new (FABULOUS) Kroger store is right down the street, and Ingles and Publix are within three miles.  Shopping and restaurants are nearby, and by Atlanta standards, this is a very reasonable commute to downtown Atlanta.
